I love working in real estate on Kauai. Not only because I love Kauai, and enjoy helping others actualize their dreams, but also because we have such a unique and wonderful community of Realtors. By and large, the style of doing business here is with aloha.
This week on the ‘Broker’s Caravan’ I stopped by my first property and was warmly greeted with a Machete and a Kiss! Tom Summers has a darling listing on Kolopua, and was cutting away growth with his machete to show the stream on the property which offers private retreat possibilities when he greeted me with an aloha honi (kiss). It’s that kind of warmth and charm that makes working in real estate a pleasure.
Here’s my favorite properties from this week’s Wailua Broker’s Caravan:
MLS 216057– $499,000 – 6021 Kolpua Street
Cute, well maintained older plantation style single-wall home. Large lot (1/2 acre) allows for 2nd home (Additional Dwelling Unit), but you’d have to add or upgrade the septic. Where Tom was clearing in back, opens to a stream and you could see where the neighbors had built a bridge over the stream to a gazebo, creating your own “tropical hideaway.”
MLS 216389 – $699,000 Two Homes
Two charming homes on 1/2 acre, located on a cul-de-sac off Kolopua, this listing allows you to live in one and rent out the other. Zoned residential, the possibility exists to divide the lot in the future using a CPR (email me for more info on CPR’s.) Front house is 3 bedrooms, has been upgraded wood floors, and quality tile in kitchen and bath. Back house is the same square footage, but 2 bedrooms. Both have full baths in carports, great for cleaning off sand from the beach.
MLS 214323– $449,000 Kapaa Sands #12
Cute studio unit that’s literally ocean front. Kapaa Sands is a small, charming condo complex located on the Coconut Coast of Wailua. With a full kitchen, this unit has many possibilities. You have the ocean, literally, outside your front door. Complex also offers a small swimming pool, and you’re walking distance to some of the island’s best restaurants.
MLS 202448 – $895,000 Oceanfront lot
Beach is at your door! Owner previously had approval for plans for two dwellings. If plans are still active, this is a great value! Oceanfront building has changed, and SMA approvals now take a long time. In additions set-backs could preclude the right to build two homes. The sellers work to get approval for these permits creates tremendous value for a buyer. Worth exploring if you’ve always wanted oceanfront living, and could benefit from rental income from the second home (or great for in-laws!).
PS – if you want Oceanfront land at a value, there’s an oceanfront lot coming on soon in Moloaa that will most likely be priced under $500K!! The seller doesn’t want to have to go through the SMA process, and is selling at a bargain price. Contact me right away for more details if you’re interested.
And the final property….Upcountry Seclusion!
MLS 213656 – $3.185M Estate on 5 acres
6230 Hauiki Road, Wailua Homesteads
A grand estate in the Wailua Homesteads, with amazing mountain views, and unique architecture. Japanese influences create a majestic ambiance and flow. The house has a “pod” architectural element, where the center part of the house is your main living area, on one side is the master bedroom “pod” and the other side is a two-bedroom “pod” with additional living area. At times, I felt like I was in a Japanese temple. Comfortable for family, or easily accommodates entertaining large groups. The wood is furniture grade wood, down to the framing.
