Kauai Real Estate – with a Machete and a Kiss!

 

I love working in real estate on Kauai.  Not only because I love Kauai, and enjoy helping others actualize their dreams, but also because we have such a unique and wonderful community of Realtors.  By and large, the style of doing business here is with aloha.

This week on the ‘Broker’s Caravan’ I stopped by my first property and was warmly greeted with a Machete and a Kiss!  Tom Summers has a darling listing on Kolopua, and was cutting away growth with his machete to show the stream on the property which offers private retreat possibilities when he greeted me with an aloha honi (kiss).  It’s that kind of warmth and charm that makes working in real estate a pleasure.

Beach is at your door!  Owner previously had approval for plans for two dwellings.  If plans are still active, this is a great value!  Oceanfront building has changed, and SMA approvals now take a long time.  In additions set-backs could preclude the right to build two homes.  The sellers work to get approval for these permits creates tremendous value for a buyer.  Worth exploring if you’ve always wanted oceanfront living, and could benefit from rental income from the second home (or great for in-laws!).

PS – if you want Oceanfront land at a value, there’s an oceanfront lot coming on soon in Moloaa that will most likely be priced under $500K!!  The seller doesn’t want to have to go through the SMA process, and is selling at a bargain price.  Contact me right away for more details if you’re interested.
